These are just some of the statistics I heard at a Short Sale Summit in February in Carlsbad, California.

The guest speaker was Alex Charfen, co-founder of the Distressed Property Institute, who added that, with regards to today’s market, “What’s going on has just begun. If this were a baseball game, it’s inning number two or three.”

And while today’s market is no game, it is, says Charfen, a “once-in-a-lifetime gold rush” if you become the short sale expert in your area. That doesn’t mean a reluctant “Yeah, OK, I’ll do that short sale,” or a desperate “I’ll take that short sale – I’ll take anything!” That doesn’t mean you just add “Short Sale Expert” to your business cards and advertising.

It does mean you’ve spent serious time acquiring the knowledge to become an expert on helping people who are facing the worst (or close to it) financial crisis of their lives. It means you seek out prospects in a short sale situation. It means that you advertise for those prospects, you embrace those prospects, and you commit to helping them negotiate the best possible outcome.

It means you understand that you’re not doing this just for the commission check. You want to sell that home. You want to help that family avoid foreclosure and financial ruin. You want to help not just your client, but their entire community so it doesn’t turn into a ghost town of empty, neglected houses.

Why would I want to do that, you’re asking? Why not let some other agent deal with those people and their problems? Just give me a nice two-income family, 720+ FICO, steady jobs, big down payment, and I’ll find them the perfect home.

Of course you will. That is, if you can find that dream client.

There just aren’t that many of them out there. If they’re that dreamy, they’re generally already in a house and they’re not moving up or down or anywhere else until the economy is in better shape. It’s that lack of dream clients that’s driving record numbers of real estate agents out of the business every month.

So, who is out there to buy short sale properties? Plenty of first-time buyers, especially people who are renting. Relocating families who have to move. Investors looking to start or expand their portfolio. Short sales are an opportunity to acquire a property at below-market value. Read: A great deal for buyers. There are a lot of properties to choose from, and banks would rather sell the property than go through the time and expense of foreclosure (that is, “They’d rather remove a non-performing asset prior to acquisition,” as Charfen puts it).

What’s truly a pity – it’s worse than a pity – is the number of people whose homes go into foreclosure when they might have had a successful short sale. There’s a wealth of misinformation out there, and there are many people who actually think, “Short sale or foreclosure – same thing.” So they miss a mortgage payment, and then another and then another, and their lives go into a high-speed, downward spiral.

It doesn’t have to be that way, says Charfen. Once an agent is armed with training and a support network, “The agent lets people in his database and others know that he’s the short sale expert, he’s available, and he can help the seller sell and the buyer buy. He begins helping people, and his delighted clients enthusiastically refer him to their family members, friends and coworkers in similar situations. He becomes known as the short sale ‘Super Hero’ who not only handles short sales professionally and effectively, but he saves people from foreclosure.”

That’s not to suggest short sales are easy – they’re not. They require significantly more, and different, paperwork than a traditional real estate sale, and one missing piece can delay the transactions for weeks or months – or kill it altogether. Being a short sale Super Hero requires exceptional negotiating skills as you represent the seller and interact with the buyer’s agent or offers from multiple buyers’ agents. At various times you may be in contact with attorneys, title people, property tax people, contractors, tax advisors, accountants, and others. And then there’s the lender in the form of the loss mitigator, an overworked, underappreciated person who already has 300 files on his desk and why should he give yours priority? No, short sales are not easy. If they were, everyone would be doing them – right?

Basic Steps Involved in Teaching Yourself to Become a Web Developer

If you’re a young person finishing high school, you had good grades, you’re sharp, you love computers, and you have financial backing…you might just be headed off to college to master the art of higher learning. However…let’s say you’re not. Let’s say that the college opportunity door opened, then closed, and you’re still standing where you were without having gone through it. SURE, you can go to college now, but do you want to?

Let’s say instead that there were a way to earn very good money in the real world, but without having to spend the next 3 or 4 years of your time (to say nothing of your money) learning a trade that may or may not pay off for you. Let’s say that you could simply apply yourself to being your own teacher, and still come out on top. That is precisely what is possible in our day and age, and precisely what you’ll need to do to make yourself a Web developer without going to college.

Okay, it’s time to talk details. Let’s start with basic computer skills. If you’re not computer literate at this point, then you’re not necessarily in the wrong place (i.e., wanting to become a Web developer), but it might just be that you’re here at the wrong time. First, become computer literate. There are other classes that are built for that. Go do that, then come back here. However, if you are computer literate, take the first step toward becoming a Web developer…and this will involve a trip to Borders, or Barnes & Noble, or whatever bookstore is close by.

#1 – Buy yourself a coffee, then go look at the Computer Programming section of the bookstore. When I first took this step, it was recommended to me that I buy Sam’s Teach Yourself ASP.NET in 21 days. I bought it. It’s a great book, but nobody told me that page one of that book is still like Greek to a true beginner. Thus, first pick up the newest teach yourself ASP.NET for true beginners and you’ll be off on the right track. Then find Sam’s Teach Yourself ASP.NET in 21 Days, or some such “instructor’s manual”.

#2 – Now, organize your schedule. You’ll be needing the next few months to BEGIN to teach yourself this trade. Decide on a truly reasonable schedule that you can live with over a relatively long period of time. It’s much better to study for one to two hours daily than for 12 hours straight on the weekend. Find the time…then sit down in front of your computer, open the first book to page one, and begin to read.

#3 – Be a kind teacher. The really cool teachers that we remember from school were the ones that were kind, but at the same time, could really teach us something. Be that way with yourself. When you’ve been studying for a few days and you shut your book, drop your head into your hands, and say, “I’ll NEVER get this!”, then be kind to yourself. Recognize that nobody got it in the first couple of days, weeks, or even months. It takes time, but you have to keep moving forward. When you get worn down, depressed, or just feel like giving up, take a break! Go make a coffee, take a nap, or whatever relaxes you. Then come back and before opening the book again, stop and ask yourself this one, simple question: What do I know right now about this subject that I did not know when I started? Chances are very, very good that you will answer that question with quite a few things that you’ve learned. Thus, you ARE INDEED learning.

#4 – Find a way to enjoy what you are learning. When we actually enjoy something, we will keep doing it. Thus, when teaching yourself to become a Web developer, don’t forget to isolate what it is that you enjoy most about the tasks that the books/manuals give you, and then capitalize on those! Share them with your family and/or friends. Live it up. Enjoy yourself.

Consultants and Attorneys Clash When it Comes to Disclosure Documents

Franchise attorneys just can’t stand it when anyone tries to do anything that is within their scope of legal work. In fact, they get very upset when franchise consultants assist franchisees in producing disclosure documents (FDD or Franchise Disclosure Documents). Why you ask? Well, is because it costs nearly $35,000 to produce these legal agreements and disclosure documents, which is a huge burden on the franchisors, especially the new ones just starting out who are not necessarily made of money, and the franchise attorneys rather enjoy collecting those fees for producing those documents.

Now, if you talk to a franchise attorney, they will tell you it has nothing to do with money but it only has to do with ethics. This makes me laugh, but let’s go ahead and look at their point. They say that if a franchise consultant is producing legal work, which they claim disclosure documents to be, then they are practicing law without a license, and doing something they have no expertise for, and therefore, they are damaging the franchisor who pays them to do so.

My thinking is this, actually the new franchisor saves quite a bit of money by having a consultant help them prepare these disclosure documents, and then once they are done they can take them to an attorney to look them over, and make any legal changes that need to be made. This saves the franchisor tremendous amount of money, and a franchise consultant is probably better suited to helping a franchisor that’s just starting out, rather than a franchise attorney that does not understand the franchisor’s business model.

Additionally, I’d like to point out that many franchise attorneys hardly know the franchising industry themselves, and hardly know as much is many of the franchise consultants that have been in the industry for 20 or 30 years. Just because an attorney says he can assist in Franchising Legal issues, does not mean they have experience as in decades of knowledge. I can tell you this as a retired franchisor having spent about 27 years in the industry, which we produced our own franchised documents and we took them to our attorney to look over before we used them.

This saved us so much money it’s incredible, and I think that’s what the franchisors who are new are trying to do, but the franchise attorneys are trying to block that. And to me it’s obvious that the franchise attorneys don’t want any competition. But it is my sincere belief that they need competition, that’s exactly what they need. Please consider all this.

Lately Apple has gained a lot of popularity everywhere. Many people are talking about switching from windows to mac; and I have been in countless arguments over which is better. (Note: I will write an article later about why Macs are better than PCs just to be fair).

7 Reasons a PC is Better than a Mac:

1. Customisability

PCs are infinitely more customisable than Macs. It is very simple to build your own computer, choosing the exact parts you need to suit your needs. There are infinite combinations and choice when it comes to making a PC. If you don’t want to make one, there are heaps of people who will make one for you to suit your own needs. Retailers such as Dell and HP also offer many options to customise a PC. Macs however are very limited. They often don’t use the latest hardware for about a year while PCs have already had them. You don’t see any Macs with Core i7’s inside them. Any extras you want to add on will cost you a fortune for example adding an extra 4GB of RAM will cost you around $800 but if you had a PC, a similar upgrade for 4GB of DDR3 will cost a maximum of $200 but can be had for $150. This makes a PC much more affordable. There is so much choice out there as to parts that you can make it look however you want. Apple only offers a few variations of their computers with little customisation options at a price set way too high. Not to mention the premium you pay for the Apple logo.

2. Hardware and Software Compatibility

Many people argue that Macs have enough software to keep them going. The fact is that if you have a PC, you have way more options. You have more choice when it comes to any software or hardware. Basically every piece of software compatible with Mac is compatible with PC (except for the software made by Apple). PC has way more choice when it comes to games and any game on a PC will run better if you have a newer computer as the newest Macs have outdated Hardware. Mac users will always have to always check if the hardware or software they are buying is compatible with Mac. Yes, you can run Windows on a Mac but what is the point. If you are going to use Windows for everything then you might as well just buy a PC. Not to mention all the Office software for Mac is incredibly hard to use and completely illogical. Some basic commands which can easily be found on the Windows version of Office are incredibly difficult to find on a Mac. Not to mention Mac users don’t get the slick new Ribbon interface of Office 2007.

3. Full Operating Systems

Apple charges its customers for minor updates to its Operating Systems (also known as Service Packs). Microsoft gives these out for free and only charges users for a completely new operating system. This will significantly add to the cost of your Mac if you plan to upgrade everytime Apple releases a new version of OS X. The new features which are given in these updates are pretty insignificant and none have overhauled the OS. Is it really worth the price tag?

4. Windows Explorer is Way More Powerful

Windows Explorer offers a lot more features than finder. It offers cut and paste to easily move files around as well as offering window resizing from all corners or edges instead of just one. Not to mention it is much more easier to quit a program in Windows than Mac by simply pressing the X button instead of Command+Q. Apple’s maximise button doesn’t even work properly.

5. Support

There are many more PC users than Mac users. This makes it very easy for anyone with problems to find someone to help them. Many people know a lot about PCs however Apple’s community is limited and there are much fewer places where you can get help from. Apple support also has a history of denying a problem exists even if it clearly does. Not to mention warranty for Dells and HPs cost a lot less than Apple’s Applecare.

6. OEM

Microsoft offers the OEM version of their operating system for much cheaper than the retail pack. Apple does not sell OEMs. Vista Ultimate used to retail for $799 but at the same time, the OEM cost around $280. This gives system builders much lower costs when compared to Apple’s computers and when referring back to point one, much more customisable as well.

7. Deleting Shortcuts actually works

Apple has a very visual OS while Windows is more intuitive and logical. For example when you want to delete desktop shortcuts, you can just hit the delete key. When you want to do this on a Mac, you need to drag the icon to the trash can. It makes a cool effect but it is so irritating. The menu bar on the Mac is also really irritating. When you minimise a program, the menu bar stays there which also becomes annoying when trying access other things on for example Finder. This makes using a Mac a real pain to use.
